Property Preparation Guide

Interior Preparation

  • Turn on all lights in every room, including lamps, overhead lights, and accent lighting
  • Open all curtains and blinds to maximize natural light
  • Remove all personal items from countertops, tables, and visible surfaces
  • Hide trash cans, cleaning supplies, and pet items
  • Make all beds with fresh linens and arrange pillows neatly
  • Remove refrigerator magnets, photos, and personal items
  • Clear kitchen and bathroom counters completely
  • Hide all electrical cords and cables when possible
  • Remove small area rugs if they detract from flooring
  • Ensure all toilets are closed and bathrooms are spotless

Exterior Preparation

  • Mow lawn and edge all walkways and driveways
  • Trim bushes and trees, especially near windows
  • Remove garden hoses, tools, and outdoor toys
  • Clean or hide trash bins and recycling containers
  • Sweep porches, patios, and walkways
  • Remove cars from driveway and street in front of property
  • Power wash siding if needed (at least 2 days before shoot)
  • Ensure pool area is clean with furniture arranged neatly
  • Remove seasonal decorations unless specifically requested
  • Check that house numbers are visible and clean

Day of Shoot

  • Complete all preparation at least 30 minutes before photographer arrival
  • Turn on all interior and exterior lights
  • Adjust thermostat to comfortable temperature
  • Turn off all ceiling fans (they blur in photos)
  • Turn off all TVs and computer monitors
  • Close all toilet lids
  • Arrange furniture to create clear pathways
  • Pets should be removed from property during shoot
  • Have keys or access codes ready for locked areas
  • Be available by phone but not necessarily on-site

Special Considerations

  • For twilight shoots: exterior lights should be functional and bulbs replaced if needed
  • For drone shoots: ensure property boundaries are clear and accessible
  • For video shoots: plan for minimal noise (turn off HVAC if weather permits)
  • For virtual staging: rooms should be completely empty and well-lit
  • Notify photographer of any hazards (aggressive dogs nearby, low ceilings, etc.)
